24/7 Managed

Properties with 24/7 onsite managers are typically partly catered or self-catered and often feature multiple rooms per apartment, with choices of private or shared rooms and bathrooms. These properties are normally located within walking distance to major University or College campuses or offer convenient access to public transport. Managed

Managed housing is where you can live with limited supervision, and normally involves entering into a rental agreement with the Property Manager or Real Estate Agent. Rooms are typically rented individually as either single and twin rooms with communal (shared) kitchen and bathroom facilities. Property managers can assist with general repairs and maintenance, but you will be required to share the costs for utilities (such as gas, water, electricity, internet, etc.) and are self-catered.

Self Managed

Self-Managed normally involves entering into a Rental Agreement with the Landlord (property owner) to rent a house or an apartment. Private rental offers maximum independence but you will be required to pay separately for utilities (such as gas, water, electricity, internet, etc.) and are self-catered. Privately rented properties may range from being fully furnished, to partially furnished or have no furniture at all.

Students are not encouraged to enter into lease agreements on rental properties if they do not intend to fulfil the contract. In the event that you must leave a rental property the first step is to advise the Landlord and seek permission to vacate.

Please note: Landlords are not obligated to release tenants from lease agreements mid-term, nor terminate valid contracts. Students may not offer /transfer rooms to replacement tenants without the Landlord’s permission which will require the replacement tenant to be added to a new lease and security bond lodgement record.

How much security bond is required to secure a rental house or apartment?
It will depend on the weekly rent of the property, but students should be prepared to pay between four and six weeks rent as a security bond to secure their commitment to a rental agreement.
Landlords will also require two weeks rent to be paid in advance before issuing tenants with the keys to a rental property.

Rooming House – FAQ’s

-A rooming house is a commercial or residential property in which three or more people live. Individual bedrooms are offered on short, mid and long-term fixed rooming house agreements.

-The rooming house is operated by a proprietor who has unrestricted access to the property but may not enter occupied bedrooms within the rooming house without providing appropriate notice.
-Rooms in a rooming house are contracted between the proprietor and the tenant by way of a nominated rooming house agreement.
-The proprietor will set House Rules which should be declared and agreed to by the tenant before executing the rooming house agreement.
-Tenants are financially responsible for paying the full rent and collectively responsible for maintaining the condition of their bedroom and the common areas of the property for the term of the rooming house agreement.

Share Accommodation – FAQ’s

-Refers to the availability of an individual bedroom in an established household.
-The Landlord or legal tenant (with the Landlord’s permission) of a residential property may choose to advertise the availability of a spare bedroom within a property as share accommodation.
-In the case of the room being offered by a legal tenant (with the Landlord’s permission), commonly referred to as subleasing, the length of the advertised term will be influenced by how long the legal tenant holds possession of the property under the terms of their tenancy agreement with the Landlord.
-In a share accommodation arrangement, it is important that the following information is stipulated and agreed to by both parties by way of a signed and written agreement.
